Do my prospects need an account?
No, and that's the point. They click one link and your page opens instantly: no sign-up, no app, no login to bounce off. The easier it is to open, the more of them actually do.
What can I actually see?
More than a PDF or a read receipt ever told you: which parts of your page they opened and how long each one held them, when they came back, and when a second device opens the link.
